6. MLS / IDX Source Identification

If IDX or MLS listing information is displayed on this website in the future, the applicable MLS source shall be identified as distributed through MLS Grid and/or Stellar MLS, as applicable to the active data subscription, licensing permissions, and governing documents.

The Stellar MLS and MLS Grid logos or approved source icons should appear where required by applicable MLS/IDX rules, including the first page where IDX listings are displayed when such display is active.

7. Consumer Personal, Non-Commercial Use Disclosure

IDX information, when displayed, is provided exclusively for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing.

8. Data Reliability and Independent Verification

Real estate information, property information, market information, MLS information, IDX information, open house information, sold information, school information, tax information, HOA information, community information, measurements, lot size, square footage, zoning, permits, flood zone, insurance, property condition, and availability are deemed reliable only to the extent provided by their source, but are not guaranteed.

Data may come from various sources and may not have been verified by the broker, MLS Grid, Stellar MLS, the listing broker, or the website operator. Consumers should independently review and verify all information before making decisions.

9. MLS Grid Data Timestamp Disclosure

When IDX listing data is active, each IDX display or applicable listing page should include a data currency statement substantially similar to:

10. Listing Brokerage, Listing Number, Status, and Contact Disclosure

If IDX listings are displayed, each full listing display should identify the listing brokerage, listing number, listing status, and provided contact information immediately adjacent to the property information where required by applicable MLS/IDX rules.

Required information must be readable, visible, and not hidden in tiny, low-contrast, inaccessible, or misleading presentation.

11. Sold, Closed, Expired, Withdrawn, and Off-Market Listings

Display rules for sold, closed, expired, withdrawn, off-market, and historical listings vary by MLS and governing documents. If sold or closed listings are displayed, the website must include required cooperating brokerage, source, and accuracy disclosures as applicable.

Properties may be listed or sold by various participants in the MLS. Sold data, if displayed, should not be interpreted as the exclusive activity of this brokerage unless clearly stated and factually supported.

12. Objective IDX Display Criteria and Excluded Listings

If IDX display is active and listings are filtered or selected, selection must be based on objective criteria such as geography, price, property type, listing type, or similar permitted criteria.

If objective criteria exclude some IDX listings from the website, the website should clearly disclose that some IDX listings have been excluded.

13. Search Result Volume and Display Limits

If public IDX search is activated, search result limits, pagination, map results, and display volume must comply with applicable MLS/IDX rules. Consumer-facing endpoints should use server-side pagination, throttles, and query limits.

14. Map Display Disclosure

If map-based IDX display is activated, map pins or pop-ups may provide abbreviated information only when the consumer can click through to a fully compliant listing display or when the page otherwise shows all required listing disclosure elements.

A property address must not be displayed when the seller has directed that the address or listing be withheld from public display.

15. Prohibited Confidential Information

The website must not display confidential or participant-only fields, including seller or occupant names, seller or occupant phone numbers, seller or occupant email addresses, showing instructions, property security details, private remarks, confidential broker remarks, listing agreement type, or any field designated confidential by the applicable MLS.

16. No Misleading MLS Access Language

The website must not state or imply that a consumer is searching “the MLS,” accessing “the MLS,” or accessing a broker listing cooperative unless an applicable rule expressly allows such language. If IDX search is active, consumer-facing language should use terms such as “search available listings,” “view IDX listings,” “browse properties,” or similar non-misleading wording.

17. MLS Grid / Stellar Prefixes, RESO, and Field Handling

MLS Grid prefixes certain key and local fields to maintain uniqueness across MLS systems. Prefixes must be used when requesting records from MLS Grid and removed before public display when required by MLS Grid guidance and applicable MLS display rules.

For Stellar / My Florida Regional MLS data, the applicable OriginatingSystemName used in current MLS Grid documentation for this project is mfrmls, and prefixed values should be handled deliberately. RESO StandardName fields should be preferred for product display and field mapping.

18. MLS Grid API / Public Website Boundary

The public website must not call the MLS Grid live API, fall back to live API calls, expose raw feed diagnostics, expose API nextLink values, expose raw_json, trigger sync jobs, trigger media downloads, or disclose API credentials.

Public IDX pages, if activated, must read already-synchronized local database records and locally cached media only.

19. MediaURL and Image Use Disclosure

MLS Grid MediaURL values are not public website image URLs. They are source URLs used only by controlled server-side media tools to download local copies when permitted. Public pages must serve local optimized media and must not hotlink MLS Grid MediaURL values.

20. MlgCanView / MlgCanUse Visibility Disclosure

If IDX is active, records marked unavailable for distribution, removal, or non-public use must not be publicly displayed. Public IDX display must only expose records authorized for the applicable public IDX use case.

21. No Scraping, Harvesting, or Unauthorized Data Use

Any use of listing information, MLS data, IDX data, property data, media, website content, contact information, or page content for scraping, harvesting, bulk downloading, resale, redistribution, competing products, machine extraction, automated collection, unauthorized advertising, spam, or any use other than consumer personal non-commercial property evaluation is prohibited.

24. Third-Party Comments, Ratings, Reviews, and Automated Valuations

If IDX display is active, the website should not add automated valuations, user comments, reviews, ratings, or external review widgets in connection with listings unless the system supports disabling those features for a seller’s listing upon request where required.

25. Commingled Data Disclosure

If MLS/IDX data is displayed together with non-MLS data, the source of non-MLS data must be clearly identified where required. Data sources must not be blended in a way that makes non-MLS information appear to be MLS Grid, Stellar MLS, or MLS-verified data.

26. Advertising, Spam, and Unauthorized Promotion

Listings or portions of listings must not be used in unsolicited advertising, spam, misleading promotions, unauthorized outreach, deceptive framing, misleading domain names, deceptive metatags, or any marketing that violates MLS, brokerage, fair housing, consumer protection, or advertising rules.

27. Clear Cooperation / Public Marketing

Public marketing of real estate listings may be subject to Clear Cooperation, MLS entry, delayed distribution, office exclusive, seller authorization, and similar brokerage/MLS rules. This website does not override the obligations of listing brokers, agents, sellers, MLS participants, or subscribers under applicable MLS rules and agreements.

28. Third-Party Links and Platforms

Links to MLS Grid, Stellar MLS, Google Maps, Facebook, WhatsApp, email, phone, lenders, title companies, inspectors, vendors, or other third parties are provided for convenience. Third-party platforms are governed by their own terms, privacy policies, uptime, security, tracking, and content practices.

29. No Warranty

This website and all related information are provided “as is” and “as available.” No warranty is made regarding accuracy, completeness, availability, suitability, data currency, uptime, market outcome, transaction outcome, or error-free operation.

30. Rule Hierarchy

If these website disclosures conflict with the executed MLS Grid Data License Agreement, Stellar MLS Rules and Regulations, applicable MLS Governing Documents, brokerage policy, Florida law, federal law, or another controlling authority, the controlling authority governs.
